House for Sale in Saschiz - 13'000 Euro

A deceptively large property located in the shadow of the medieval church and clock tower in the centre of Saschiz, this house is going for the attractive price of 15’000 Euro. Despite the front of the house facing the sometimes-noisy main road through the village, the rear commands views of the surrounding hills and, most noticeably, faces the medieval peasant fortress that makes Saschiz such a popular tourist attraction. It is also only a few minutes’ walk from the centre of town where you can find the post office, a couple of bars, a general store and Hanul Cetatii, a locally-owned and run guesthouse and restaurant. Walking the other way, you have another guesthouse Welsh-owned called Cartref and a British-run food production facility making jams, syrups, and other preserves. The 15th century clock tower and fortified church are a mere 120 metres away.

Like so many Saxon smallholdings, the premises do not have a door directly onto the main road, but instead have a large wooden gateway. This house is no exception and pulling off the main road into the courtyard through the gateway you find the house in two distinct sections. On the right you have doors leading up half a dozen stairs into the main habitable part of the house. This side of the house has three large rooms (two functioned as bedrooms, the third as a sitting room). The largest of the bedroom measures 20m2, another of 16m2, and the last a little smaller. There is also a room which once functioned as a bathroom, although it would need to be refitted to become operational to modern standards. The village now has mains water and a mains tap point sits directly in front of the house meaning connection to the village water supply would be relatively simple. Alternatively, water could be taken from the well.

On the other side of the entrance is another smallish room which has previously been used as a kitchen. The entrance is covered so it is possible to move between the two without being exposed to rain or snowfall but you do effectively have to go outside to get across (it’s very typical in the area to have many rooms with doors directly outside rather than all coming off a central hallway). In addition to the rooms already mentioned there is a cellar and various other storage rooms and sheds. The structures come in at about 250m2 and the land is 416m2 in total, the rear boundary of the garden being the river that runs through the village.

This property doesn’t have a large area of land for cultivation so might not suit a buyer looking to live totally self-sufficiently, but does have space for a few animals and a moderate vegetable plot, so would be ideal for a hobbyist gardener. It would also suit a couple or small family looking for a holiday home in Transylvania with good road access in a village with more facilities than the typical Transylvanian village.

Positive points: close to centre, close to restaurant, bar and shops, smaller property, good price
Negative points: close to main road, needs some renovation
